POSITION SUMMARY:
Under
general supervision, reviews work order requests submitted through the online
work order management system, prioritizing requests, assigning work and
dispatching tradesmen in collaboration with the Master Foreman. Responsible for coordinating the activities
of a maintenance team that includes tradesmen for structural, carpentry,
electrical, HVAC/mechanical, plumbing, wastewater, electronic, small
engine/custodial, pest control and grounds maintenance repairs. Responsible for tracking status of work
assigned to maintenance personnel and ensure effective communications regarding
status of work being performed.
DUTIES and RESPONSIBILITIES: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
Reviews approved work request and
assigns to appropriate maintenance tradesmen in emergency situations;
Manages workflow of the department;
Monitors and assists the Master Foremen
in tracking work order completion;
Answers telephones and provides
information or directs messages to appropriate personnel;
Disseminates information and changes to
work schedules and priorities to maintenance personnel as instructed or
required;
Maintains security incident reports
regarding vandalism at school facilities and coordinates restitution with
school-based staff and third party administrator, Corvel;
Communicates and coordinates on behalf
of the Director of Building Services with the county, state and federal offices
including PEPCO, SMECO, BG&E and WSSC to gain and relay real time
information during emergencies and determine operational impact; and
Performs related duties as assigned.
QUALIFICATIONS:The requirements listed below are representative of the knowledge, skill, and/or ability required.
Knowledge of
online work order management system;
Ability to construct
and run reports;
Knowledge of
Microsoft Office, Excel and PowerPoint;
Knowledge of
modern office practices and procedures;
Ability to
understand and follow oral and written instructions;
Knowledge of
technology (computer and/or mobile device) to enter materials, labor hours,
status and details of the work done in the online work order management system;
Working
knowledge of all trade skills associated with the maintenance department and
ability to reasonably estimate time needed to complete tasks;
Ability to
establish and maintain effective working relationships with employees;
Ability to
transmit oral messages clearly and accurately via radio and telephone; and
Ability to initiate correspondence and
prepare reports both orally and in writing.
EDUCATION and/or EXPERIENCE REQUIREMENTS:
High School Diploma required; five (5) years experience
with databases and use of technology, computers and software, preferably in the
assigned functional area.

SUPERVISORY RESPONSIBILITIES:
No direct supervisory responsibilities.
